Out of Hours Emergency Information
If you have an emergency that needs reporting whilst the office is closed (outside of Mon – Thurs 8.30am – 5.30pm & Fri 8.30am – 4pm), please contact the appropriate contractor below. All other emergencies within office hours should be reported to your Estate Manager. For commercial tenants, please refer to the terms of your lease for repair obligations before contacting out of hours emergency numbers, as charges may apply.

What Counts as an Emergency?
An emergency is a situation where:
- You or the property are at immediate risk of injury, harm, or serious damage.
- Complete loss of heating and/or hot water during winter months (December–February).
- Water leaks that cannot be contained.
- Flooding.
- Complete loss of electrical power within the property (excluding local power cuts or blown fuses).
Before Reporting a Power Failure
Please check the following first:
- Have any circuit breakers (RCBs) tripped?
- Are any fuses blown?
- Are neighbouring properties also affected?

Before Reporting Any Emergency
Please ensure the issue is not caused by a wider utility outage in your area.
For Water Leaks
Turn off the water supply at the mains immediately if it is safe to do so.
For Gas Leaks
Turn off the gas supply at the mains immediately if safe.
If you suspect a gas leak, contact your gas supplier’s emergency number, which can be found on your gas meter.
If You Smell Gas
Call the National Gas Emergency Service immediately: 0800 111 999
Then:
- Leave the property immediately.
- Open doors and windows if safe to do so.
- Do not operate electrical switches or appliances.
- Do not use naked flames.
- Wait for professional assistance before re-entering the property.
