Sorbon Estates continues to actively acquire and expand its commercial portfolio across a wide range of property classes. We principally operate in the thriving and up-and-coming towns in the South East and Thames Valley area.

We are interested in: retail in market towns, offices in commuter towns; investment situations with potential asset management and planning gain opportunities; and traditional redevelopment of all types of brownfield sites, as well as marinas and moorings.

As long-term investors, we are patient, professional and dedicated in improving our properties and enhancing their surroundings.

 

Our investment team

Sorbon Estates has a dedicated investment acquisition team which communicates regularly and responsively with land owners and property agents throughout the region.

Our team has the benefit of:

  • Comprehensive in-house resources including town planning, architecture, quantity surveying, finance and marketing expertise.  We are able to manage difficult sites and conceive innovative ideas, provide architectural drawings, attend to town planning issues, provide detailed costings for site acquisition and build costs and arrive at investment and development solutions quickly and effectively.
  • A strong funding position so our team is able to exchange contracts and complete transactions within a matter of days if required. Vendors we have worked with recently include many funds and privately owned companies, such as Scottish Widows, Threadneedle Investments, The Co-operative, Network Rail and Thames Water.
  • Lasting relationships with many local and national agents who are paid normal introductory fees as appropriate. Agents we have worked with recently include GCW, Fawcett Mead, Strutt & Parker, Fineman Ross, Kempton Carr Croft, Davis Brown, Harmer Ray Hoffbrand and Romans.

Our case studies are a select overview demonstrating the breadth of properties we seek to acquire.

Dairy Crest Depot, Reform Road, Maidenhead

Acquired in 2017.

Vacant warehouse of 20,500 sq ft acquired with vacant possession. The unit is to be refurbished and divided into four trade counter units for letting.

Silver Estates Portfolio

Acquired in 2016 for long-term investment.

A portfolio of three properties in Thame and Marlow with tenants including Superdrug, Toni & Guy and TUI.

Station Road, Harrow

Acquired in 2016 for future redevelopment.

Two retail units let to Maplin and Skipton Building Society of 6,000 sq ft with upper parts.

Slug & Lettuce, High Street, Weybridge

Acquired in 2016 for long term investment.

A restaurant of 3,800 sq ft let to the Slug & Lettuce until 2020.

180 Maxwell Road, Beaconsfield

Acquired in 2015.

A 6,000 sq ft shop and uppers with a lease in place to Feather & Black until 2025. Vacant possession and A3 planning obtained and the entire property re-let to Prime Steak & Grill on a new 25 year lease, with planning consent granted for a further four flats.

68-72 High Street, Marlow

Acquired in 2016.

Two retail units, one let to Jack Wills and one vacant. Planning consent obtained to extend the vacant unit with an A3 planning consent and subsequently let to The Ivy by way of a new 25 year lease.

88-90 High Street, Maidenhead

Acquired in 2015 for long-term investment.
A 23,000 sq ft retail store situated within the heart of Maidenhead Town Centre.

Tectonic Place, Maidenhead

Acquired in 2014.
A two acre business park, let on short term leases offering the opportunity to increase rental income, whilst considering a future residential redevelopment.

Terrace Road, Walton-on-Thames

Acquired in 2014.
A 22,000 sq ft vacant retail store situated on the fringe of the town centre. Subsequently refurbished and let to Pets at Home on a 15 year lease.

Cliveden View Shopping Centre, Maidenhead

Acquired in 2013.

A neighbourhood shopping centre on 1.3 acres anchored by the Co-op. Planning consent obtained in 2017 to construct an additional 5,000 sq ft childrens' nursery within the site.

Platts Eyot, Hampton

Acquired in 2013.

A nine acre island in the Thames providing 1,100 linear metres of bankside moorings, with the island providing a medium term mixed use redevelopment opportunity.

Thames Side, Windsor

Acquired in 2012.

24,000 sq ft offices. Planning consent obtained in 2016 for 4 town houses and 24 apartments.
